Refurbishment: an opportunity to install lighting management

Office building owners and occupiers are increasingly seeing refurbishment as an opportunity to incorporate sophisticated lighting systems and controls.

Because the new Fagerhult lighting system only delivers light when needed without any energy wastage, thanks to Ex-Or, Royal & SunAlliance cut its carbon footprint and now benefits from an annual saving of £3,000 on its electricity bill.

Managed lighting systems from Ex-Or put the South East England Development Agency (SEEDA) well along the road to BS EN ISO 14001, the standard for environmental responsibility and sustainability.
The Ex-Or MLS Digital Managed Lighting System was installed at SEEDA's five storey HQ building in Guildford to completely eliminate the unnecessary use of office lighting. Not only has this helped them meet their ISO 14001 environmental responsibilities, it has also meant that electricity consumption has been cut by up to 15 per cent - an annual energy cost saving of between £7,000 to £9,000.
The existing recessed 2 x 36W LG2 Cat 2 light fittings were replaced by 4 x 14W T5 ALD Lighting Fusion luminaires, and the Ex-Or MLS Digital Managed Lighting System was installed throughout all open plan offices, cellular offices and meeting rooms in the two wings that make up the building.
The installation means that the lights no longer blaze endlessly and needlessly outside office hours just because people have forgotten to switch them off. Before and after metering measurements were taken in the first wing to be converted, and they showed an immediate cut in electricity use of 20 per cent. Because each wing has different levels of natural light, a building-wide saving of up to 15 per cent will give SEEDA a payback period of just over two years.”

Managed lighting systems from Ex-Or were installed throughout the West London HQ building of dunnhumby, the high profile international marketing company behind Tesco's Clubcard scheme.
All four floors of the office building in Ealing were refurbished to provide higher quality accommodation for dunnhumby's 350 staff. The Ex-Or MLS Digital Managed Lighting System was installed. It automatically ensures that lights remain on only when needed, and automatically delivers light at optimum levels.
Doug Good, director of property and procurement with dunnhumby, said that compliance with legislation and the need to cut energy were the two main reasons for choosing the Ex-Or MLS Managed Lighting System.
The prestigious 82,000 sq ft eight-storey office building 15 Fetter Lane development in the City of London underwent a complete refurbishment with the interior being gutted and refitted and new external facades created. Consulting engineers Foreman Roberts Ltd specified the Ex-Or MLS Digital Managed Lighting System throughout the building.
